Professional Crawl Space Services on Vashon Island
Drier crawl spaces. Healthier air. A home that's cared for from the ground up.
It ain't glamorous, but we're willing to do it for your Home Comfort
Here on Vashon, the same PNW salt air and marine moisture that make island life so good can quietly work against your home from underneath. Crawl spaces on the island trap humidity, invite the occasional uninvited critter, and wear down insulation faster than most homeowners realize.
It's not glamorous work, but it's some of the most important care your home can get. A neglected crawl space can pump damp, musty air straight into your living space, and it's often the root cause of a heating system that runs harder than it should.
We check what's underneath your floors the same way we check everything else: carefully, honestly, and with your family's comfort in mind.
OUR APPROACH
What a Thorough Crawl Space Visit Looks Like
01
Full Crawl Space Inspection
We get down there and look at everything: framing, insulation, vapor barrier, ductwork, moisture levels, and any signs of pests. Nothing gets skipped.
02
Moisture & Mold Assessment
We check humidity levels, standing water, and any mold growth, and explain exactly what we find and what it means for your home.
03
Rodent Exclusion, Cleanup & Monthly Checks
We identify entry points, remove contaminated insulation or debris, and seal up the access rodents have been using.
Every crawl space job now includes a year of monthly trap checks.
We return every month for a full year to check traps and look for new activity, so we catch small problems early.
04
Insulation Restoration & Final Seal
We remove old fiberglass batt insulation, especially anything rodents have been nesting in, and replace it with closed-cell spray foam, then repair the vapor barrier and leave your crawl space sealed and ready to protect your home.
Why Vashon and Ruston-Area Homes Need This More Than Most
Our local climate, housing styles and age, make crawl spaces a prime spot for issues.
Marine Moisture
Being surrounded by water means the air itself carries more moisture. Crawl spaces on Vashon, and on the Ruston side of the water near Point Defiance, hold onto that dampness longer than homes further inland.
Older, Pier-Built Homes
Many island homes, especially around Dockton, Burton, and Quartermaster, sit on older pier-and-beam foundations with crawl spaces that were never properly sealed to begin with.
Rural and Wooded Lots
Wooded, semi-rural properties are exactly the kind of setting rodents look for when the weather turns. An open or damaged crawl space is an easy way in.
What a Healthy Crawl Space Does for Your Home
Here is how crawl space remediation helps protect your home and the people in it:
Cleaner Air Upstairs
Air from your crawl space moves into your living space more than most people expect. Sealing out moisture and mold keeps that air cleaner for everyone in the house.
Protects Your Home's Structure
Excess moisture rots framing and subfloor over time. Keeping the crawl space dry protects the investment you've made in your home.
Keeps Rodents Where They Belong
Sealed access points and spray foam insulation, instead of fiberglass batts, mean fewer surprises, and fewer chewed wires or ducts to deal with later.
Lowers Your Energy Bills
Damaged or missing insulation under your floors makes your heating system work harder. Restoring it helps your system run the way it's supposed to.
This isn't about fixing something dramatic.
It's about caring for the part of your home nobody sees, so the parts you live in every day stay comfortable and healthy.
When Should You Consider a Crawl Space Inspection?
Signs Your Crawl Space Needs Attention
- A musty or damp smell in your lowest floor or living space
- Visible moisture, standing water, or condensation under the house
- Higher heating bills without an obvious cause
- Signs of rodents: droppings, chewed insulation, or scratching sounds
- Sagging, damp, or missing insulation you can see from an access panel
- It's been more than a few years since anyone has taken a look
Why We Replace Fiberglass with Spray Foam
Traditional fiberglass batt insulation is soft, holds warmth, and is easy to tear apart, which makes it one of the most common places rodents build a nest. Once mice or rats move in, their urine soaks into the material, which raises humidity in the crawl space and can lead to mold. A batt insulation rated to keep your home warm can lose much of that performance once it's been shredded and packed with nesting debris.
We remove that old, compromised insulation and replace it with closed-cell spray foam. Once it cures, it's rigid and dense, so there's nothing soft to burrow into and nothing useful for a nest. It also seals gaps tightly as it expands, closing off some of the small openings rodents use to get in in the first place. Because closed-cell foam doesn't absorb water the way fiberglass does, it holds up better in a damp, marine-climate crawl space and helps keep mold from taking hold. It also delivers more insulating value per inch than fiberglass, and properly installed spray foam can last decades longer than a batt that would otherwise need replacing every couple decades.
No insulation on its own makes a crawl space completely rodent-proof. That's why this step always goes hand in hand with sealing entry points, not instead of it. But between the two, spray foam gives your crawl space a much harder surface to nest in and a much drier place to do it.

Vashon Heating and Cooling are the best in class HVAC company! They found so many of the issues that the previous company had missed or had done a shoddy job on. I have not worked with a better team while renovating a house. Top to bottom Vashon Heating and Cooling are the best.
Vashon Heating and Cooling installed a new 5 ton Bosch Heat Pump after our old Lenox Heat Pump failed in the 100 degree heat in 2021. The installation and set-up were excellent. Top installers, technicians, and customer service. They are efficient and everyone is nice. I have used their services for 15 years.
We had an old oil furnace that was overdue for replacement and Vashon Heating and Cooling did a fantastic job of providing an excellent value with a modern and efficient system. We couldn't be more pleased with the level of service and attention to detail and highly recommend them for future work.
FAQs
Crawl Space Questions We Hear Often
How do I know if my crawl space has a moisture problem?
The most common signs are a musty smell inside the home, visible dampness or condensation under the house, or higher than normal heating bills. If it's been a few years since anyone has looked, it's worth having us take a look before it becomes a bigger issue.
Can mold in a crawl space actually affect the air I breathe upstairs?
Yes. Air moves between your crawl space and your living space more than most homeowners realize. Addressing moisture and mold underneath your home is a real step toward cleaner air throughout the house.
What do you do about rodents in a crawl space?
We identify how they're getting in, remove any contaminated insulation or debris, and seal the entry points so they can't come back. It's about closing the door for good, not just clearing out what's already there.
No one can honestly promise a home will never see another rodent. We can promise we won't walk away. After the work is done, we return every month for a full year to check traps and look for new activity, so we catch small problems early.
Do you serve homes off Vashon, like Ruston or North Tacoma?
Yes. We're a short ferry ride from the Ruston area and serve homes there with the same island-tested approach we use on Vashon. We also have crew members that live near Ruston.
How often should a crawl space be inspected?
We recommend a look every few years for most homes, and sooner if you notice any of the warning signs above or if your home is older or sits on a pier-and-beam foundation.
Why do you replace fiberglass insulation with spray foam?
Fiberglass batts are soft and easy for rodents to shred into nesting material, and once that happens, urine and debris trapped inside can raise humidity and lead to mold. Closed-cell spray foam cures hard and dense, so there's nothing soft to nest in, and it doesn't absorb moisture the way fiberglass does. It's a more durable, moisture-resistant upgrade, not just a patch.
